Ottawa’s real estate market continued to show signs of stabilization this November, with more homes hitting the market—yet fewer actually selling—as buyers take a careful, interest-rate–watching approach heading into 2026.

🏡 New Listings: 1,458 (+10%)
📉 Listings Sold: 880 (-18.2%)
💰 Average Sale Price: $680,496 (+2.2%)
📅 Median Days on Market: 27.5 (+1.5 days)

While sales volume softened, prices held steady with modest growth, and increased inventory is giving buyers more room to breathe. Sellers who prepare early and price strategically are still seeing strong results.
